The house is approximately 500 meters from Hydra harbour going east along the level coast road. The house is approached from the top road to the rear of the
house. Once through the boundary door, there are paths either side of the house to allow independent access to all levels.
From the road, through an arched entrance door (with door entry system) to well light stone steps which lead down to the rear of the house. There is a well made path all the way round the property
with plenty of bulkhead lighting. The main front door is in the centre of the back wall. The top floor is 118 m2 and comprises:

This large room is almost quartered by the traditionally built wood burning fireplace and chimney in the centre of the room. There are two sets of doors to the sea facing terrace either side of
the chimney. The ceilings are stained wood open to the rafters and the floor is of quarry tiles.
The view from the terrace provides a spectacular 180 degree panoramic where you can watch the coming and going of large cruisers, the Hellenic Seaways catamarans as well as
the daily cruise ships and the numerous pleasure yachts that sail the gulf between Hydra Island and the mainland Peloponnese.

Sitting Room (possible games room)
The middle floor sitting room is an internal room with no windows to the outside. It features smoothly polished marble flooring and an attractive open wood burning fire place. This room provides a
central access point for all the other rooms on this floor. For those anticipating full time residency or using the house in the winter months as well as the summer, then this room could very easily
become your games or entertainment room and it can be very cosy with a real fire.
In the back corner of this area there is a guest bathroom and 2nd WC. The bathroom has a bath with shower over, hand basin, bidet, toilet and mirror. There is a second room with
an additional toilet and hand basin.
The three guest bedrooms all open off the sea facing side of the sitting room.
Guest Bedroom 1
This bedroom is closest to the side door from the sitting room leading to the east side of the house. The window opens to sunrise views. There are floor to ceiling built in wardrobes. It features
an unusual curved wall, which as you will see from the photo above, has had cushions made to fit and these are included. This makes a cool place to siesta and listen to music or read a book and
particularly appeals to teenagers. The door next to the bed opens to a Juliet Balcony overlooking the garden, to the sea and the breath taking views across to the Peloponnese.
Guest Bedroom 2
This room does not have any direct access to the garden, balcony or terrace so it is ideal for babies or youngsters. The window overlooks the garden and sea. There are floor to ceiling
Guest Bedroom 3
This bedroom has a private, small covered terrace, which faces west so catches the sunset. The window over looks the garden to the sea and beyond. The bed in this room is a double mattress on a
stone platform in the alcove you can see in the photo above. Again there are floor to ceiling wardrobes.
The kitchenette forms part of a walk through hall from the back west corner of the sitting room to the 2nd Master Suite. Along the wall to one side of the hall there is a large larder fridge with
freezer, sink & drainer and inside a built in cupboard there is a large capacity washing machine.
This is a useful internal room without windows but one wall has been fitted with floor to ceiling cupboards with shelving for storage. It is opposite the kitchenette on the other side of the walk
through to the 2nd Master Suite. If necessary, and you don't want to open up the apartment on the lower floor, this room could also fit a double bed if needed as a 6th bedroom.
2nd Master Suite
The 2nd master suite has floor to ceiling fitted wardrobes and an en-suite shower room with shower, hand basin, vanity unit, mirror and toilet. Both the door and window open to the west with
sunset views from the room. From the terrace outside this room, stone steps either lead down to the garden or conveniently up to the street entrance which is useful if guests wish to return without
disturbing the rest of the house.
The floor is a completely independent space with no direct access from the main part of the house above. It is entered from the lower terrace overlooking the garden, and from there, paths and
steps lead either side of the house up to the street steps. This space is ideal as a self-contained guest suite or as staff accommodation.
Currently the lower floor is furnished and arranged to sleep upto 6 people. It is 70 m2 and comprises:
- Entrance/sitting room with space for 3 single beds and a sofa in the curved alcove
- Kitchen with small electric oven with 2 ring hob, sink, fridge and cupboards
- Shower room with shower, hand basin, vanity unit, mirror & toilet
- Double bed sized sleeping alcove curtained off from main room
- Bunk beds (single size) alcove curtained off from main room

The windows on the lower are all sea facing and there is no natural light in the alcoves.
The garden is extensive and entirely bound by high, thick, stone walls so your privacy is assured. This north side of Hydra Island is very rocky and steep in places, so careful consideration has
been given to the placement of paths, steps and cultivated areas. Much of the garden is left in its beautiful natural state and depending upon the season you will find rare wild cyclamen, spills,
euphorbia, Jerusalem sage, thyme, lavender, yellow margaritas and geraniums in between the rocks and nestling in the crevices.
Private, Direct Access To The Sea
In common with all Greek islands, the water's edge cannot be 'owned'. However the 5 - 8 meters of rocky shoreline outside the lower boundary wall is inaccessible to anyone unless they come from
Fotini Villa through the garden. As the Villa and its garden are private property with no 'right of way', this effectively ensures that Fotini Villa has private direct access to the sea.
Naturally, all paths and steps lead down through the garden to the sea from the house. On the lowest level there is a large terrace for sunbathing and dining with a gate through the boundary wall
to give access to the rocky shoreline. As with most terraced and paved areas of the garden there are lights and electricity supplied to the sea terrace. There is also plumbing for a freshwater shower
at the bottom of the last set of steps so you can rinse off the sea water salt and be comfortable while you take lunch.
Please note that you dive (or gently lower yourself) into deep water from the rocks. There is no beach but many of the rocks make perfect, natural sun beds!
It is possible for a sea taxi to drop off or collect you. A separate path leads to a 2nd gate in the boundary wall and then a few steps down to a purpose made concrete
landing stage, which also marks the most western point of the property's boundary. There is also sufficient depth to be able to moor a yacht or cruiser off the edge of the rocks and to cross over
with a tender easily.

Out of Doors Cooking
Off the upper floor kitchen terrace (east), there are steps down to a sunken courtyard style sitting/dining area with a traditionally built oven and chimney.
Cultivated Garden Terraces
Closer to the house the garden is much more cultivated and 'tamed' To ensure the fruit trees, bushes and plants don't dehydrate, all the cultivated garden terraces are
connected to an automatic watering system.
Construction & Utilities
Construction: Traditional Hydra country house methods and design in line with the ecology rules determined by the preservation order enforced on the entire island. Thick stone
walls, small windows with internal wooden shutters, reinforced concrete, wood & brick with cool marble and stone floors combined with good air flow, insulate the property in an eco-friendly
manner that doesn't require the use of air-conditioning to reduce summer temperatures. And similarly but with the addition of rugs to cover the marble floors, the building is well insulated so that
keeping it warm for winter occupancy is no effort.
Electricity & local community tax: is supplied by the main town services. The local community tax is collected via household electricity bills with fall due quarterly.
Water: Tap water is supplied by the island's desalination plant at Mandraki. It is drinkable and falls well within the limits determined by EU regulations.
Sewage: The property is connected to the main town services.
Household Waste: The closest refuse collection point is 100 meters further along the top road from the property.
Telephone/Internet/Satellite: The property is hardwired with a dedicated line supplied by OTE and a satellite dish is installed (all services will require incoming occupant to
Home Deliveries: All of the supermarkets in Hydra Town offer free of charge mule delivery to the house for provisions purchased at their shops. Other shop deliveries, cargo
deliveries or luggage transfer will require mule transport which on average cost €15 per mule. As the property is conveniently on the level road, it is possible to hire the municipality truck (and
driver) for larger deliveries of household goods, furniture, building or gardening materials, etc.
For Sale As Furnished
In anticipation of selling the property, personal items, pieces of furniture, painting etc. have already been removed from the property. The house is still occasionally used and so the furniture,
as seen illustrating this page, is included in the sale to make it convenient for a new owner to move in and immediately start enjoying the house.
From Hydra town walk east out of the harbour along the coast road towards Mandraki. This is a wide, level road that has some street lighting. Just before the road takes a sharp left bend, you can
see across the cove to the house (as in the photo above). Continue along the road round the bay and the street entrance door will be on your left just before the road turns right.
